These Terms and Conditions govern the relationship between Livora Maison and any guest who books, reserves, or occupies one of our holiday home properties located across Dubai, United Arab Emirates. By confirming a reservation through any of our booking channels — including direct messaging, third-party platforms, or our website — you agree to be bound by the provisions outlined below.
A booking is considered confirmed only upon receipt of the full payment or an agreed-upon deposit as communicated by the Livora Maison team. Payment terms, cancellation windows, and refund eligibility are determined at the time of booking and may differ depending on the property, the duration of stay, and the season. Livora Maison reserves the right to cancel any reservation where payment has not been received within the communicated deadline.
Standard check-in time is 15:00 and check-out time is 12:00 unless otherwise agreed upon prior to arrival. Early check-in or late check-out requests are subject to availability and may incur additional charges. Guests will receive detailed access instructions, including entry codes and building directions, before their arrival.
Guests are expected to treat each property with care and respect. The properties made available by Livora Maison are situated within residential communities and buildings, and all guests must comply with the community rules and regulations. Excessive noise, unauthorised gatherings, and any activity that causes disturbance to neighbouring residents is strictly prohibited.
Guests accept responsibility for the condition of the property during their stay. Any damage, loss, or excessive soiling beyond normal wear and tear shall be assessed after departure and may result in a deduction from the security deposit or an additional charge. Livora Maison documents the condition of each property before and after every stay. Guests are encouraged to report any pre-existing damage upon arrival to avoid misattribution.
Cancellation and modification policies are tied to each individual booking and are communicated at the point of reservation. Where applicable, refund amounts are processed within 7–14 business days to the original payment method. Livora Maison is not responsible for any travel-related expenses incurred due to a cancellation initiated by the guest.
Livora Maison takes every reasonable step to maintain the safety and security of its properties. However, we cannot be held liable for personal injury, loss of belongings, or any unforeseen circumstances arising during a guest's stay — including but not limited to utility outages, building maintenance, or force majeure events. Guests are advised to arrange their own travel insurance for added peace of mind.
These Terms and Conditions are governed by and construed in accordance with the laws of the United Arab Emirates. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of Dubai.
